## What a Sure TLL policy actually covers

Every policy includes liability coverage for tenant caused damage to the unit with no deductible. Coverage limits and optional endorsements allow for customizable policies.

### Base coverages

- $100K per occurrence — $200K and $300K limits available for portfolios of 300+ units.
- $0 deductible — Zero out-of-pocket on liability claims.
- What it covers: Landlord losses from tenant negligence, including accidental damage to the rental unit.
- Covered perils: Fire, smoke, water damage, and explosion.
- Claim filing: The property manager or landlord is the policyholder. Claims are filed directly against the policy.
- Tenant role: Tenants are enrolled participants on the policy, not insureds or additional insureds.

### Optional endorsements

#### Liability

- Bodily injury: Covers bodily injury claims made against the landlord arising from a covered tenant-caused incident. Limits: $10K / $25K / $50K / $100K.
- Dog bite: Covers liability claims arising from a dog bite incident involving a tenant's dog on the property. Limits: $10K / $25K / $50K / $100K.

#### Property damage

- Pet damage: Covers damage to the rental unit caused by a tenant's pet. Limits: $1K / $2.5K / $5K.
- Water back-up and sump discharge: Covers damage caused by water backing up through sewers or drains, or water overflowing from a sump pump. Limits: $2.5K / $5K / $10K.
- Fungi and bacteria: Covers remediation costs from mold or bacterial damage caused by a covered loss. Limits: $1K / $5K / $10K.
- Bed bug: Covers costs associated with bed bug infestation treatment and remediation. Limits: $500 / $1K / $2.5K.

#### Resident benefits

- Loss of rental income: Covers the landlord's lost rental income when a unit becomes uninhabitable due to a covered loss. Limits: $5K / $10K / $20K.
- Tenant personal property: Covers the tenant's personal belongings against covered losses. Not available in Texas or New York. Limits: $2.5K / $5K / $10K / $15K. Deductible: $500 per occurrence ($1,000 for burglary).
- Identity theft fraud expense: Covers expenses incurred by a tenant as a result of identity theft fraud. Limits: $1K / $2.5K / $5K.
- Additional living expense: Covers a tenant's additional living expenses when a covered loss makes their unit temporarily uninhabitable. Limits: $2K / $5K / $10K.
